PARKING ALERT
It is imperative that we all adhere to the parking rules. Each resident has two assigned spots. And visitors can park in the residents spot, with permission, or in a visitors spot.
If the board receives a complaint about parking where a car is illegally parked, the car will be stickered. If stickered and refuses to adhere to the rules, it's towed.
SHORT TERM RENTALS
MeadowRidge does NOT allow short term rentals like Airbnb, evolve, tilt etc. If you suspect it is occuring in the community, please reach out to the board. A warning will be issued followed up by a cease and desist order. Then a fine of $500 per occurance if it continues.
POOP ALERT
HELP us keep MR clean
We have isolated a few areas in our community where the dog poop is heavy. We have also isolated the potential culprits. Please pickup after your pup takes a dump. We would hate to fine you $500 per occurance.

WEATHER UPDATE 01/30/23
The temperature for the next several days indicates we will have a COLD narrow range, between 28 degrees to 35 degrees. Please be on ALERT.
If you are leaving your home in this cold spell, please let a neighbor know or the board.
The easiest solution, if you're
leaving, is to shut your valve outside your front door, then leave a downstairs faucet open. All the water will drain, leaving nothing to freeze.
If you're home, please drip your faucets, both hot and cold. And maintain a warm interior temperature, letting warm air circulate into your cabinets where there are pipes.
The two greatest areas of vulnerability and probability of freezing are exterior walls that have pipes and the attic pipes. Essentially any pipes exposed to cold. Keep water dripping in those areas, running water through pipes. The hot and cold faucet drips can prevent a burst.
If the water is sitting in a pipe, and is subjected to cold temps, it may freeze within the pipe. Eventually that ice forces its way through the copper pipe. It literally expands and cuts the pipe.
If you suspect a leak please follow the steps below.
After a few bouts of cold temps we have all become wiser. We now have knowledge and a process.

WEATHER ALERT 01/24/23
Please pay close attention to the weather. They are forcasting freezing temps in the next few days. If that's the case, drip the faucets, hot and cold. Keep interior cabinets opened and maintain the temperature in your home at least 68 degrees. If you plan on leaving town, shut off the water to your condo. Local Traffic Update - 2/28/22
Major Traffic Impacts Expected on S. Belt Line Road Beginning Feb. 28
Avoid S. Belt Line Road from Southwestern Boulevard to IH-635
Commuters in Coppell may have noticed more activity, lane closures, and traffic on the northbound side of S. Belt Line Road the past few weeks, but it’s about to get a lot worse from Southwestern Boulevard to IH-635. Traffic impacts are expected for the next 15 months. On Monday, Feb. 28, traffic will be reduced to one lane on both the north- and southbound sides of the roadway while crews stripe the new lane configuration.
On Tuesday, March 1, crews will divert all traffic to the northbound lanes (east side), allowing for one lane in each direction, plus a center lane at intersections for turning traffic. The southbound lanes (west side) will be closed.
Seek alternative routes and avoid the construction zone! Travelers on the western side of the city should use IH-635/S. Royal Lane or IH-635/Freeport Parkway. Travelers on the eastern side of the city should use MacArthur Boulevard. Commuters are also encouraged to detour to surrounding highways and tollways to avoid the area. For example, drivers can utilize SH-121/Sam Rayburn Tollway or take Sandy Lake Road to President George Bush Tollway.

ALERT - NEARBY GAS LEAK - 1/24/22
A gas leak has been isolated at the intersection of Sandy Lake and Samuel Blvd. Isolated but not contained yet. The smell of gas is pretty bad.
Evacuation is NOT on the table but something to keep in mind.
Landscape Improvement - 9/22/21
We've identified some problem areas around the community that are prone to house unwanted rodents. Since cooler weather is upon us, your board has decided to slowly start removing some of these bushes. Most are diseased or already dying. Some are overgrown. Although the ultimate goal is rodent control, the new landscape will beautify the community as well.
The process is messy but the end result will be pleasing.
Water Shut-off - 8/09/21
Building I is without water until 7pm. Exterior water line break. Say hi to Scott as he labors to fix it ASAP!
Pool Rule - 7/12/21
Please refrain from playing music loudly at the pool. Ear buds and headphones are encouraged. Please be considerate of others or a fine and/removal will be enforced.
New Lights - 6/22/21
We’re adding some lights to dark areas, the first is the NW large tree by the pool. Sorry for any inconvenience.
Community Incident - 6/15/21
The Coppell police department is investigating a random shooting that occurred on the morning of 6/15. Nobody was injured. We are working closely with law enforcement as they work to solve this situation. We don’t think it was a MeadowRidge specific issue although it occurred on our property.
Pool Update - 5/09/21
Check out the new lounge chairs at the pool. More positive changes coming as summer approaches. Construction continues in the community as we put “snovid” behind us. A reminder to get all week Feb 14 storm related receipts sent to: support@amgidallas.com. Reimbursement is being evaluated by our insurance company.

The HOA filed a claim so if our insurance company says we’re responsible, it will play out. As we try to kick it into spring, your HOA is focused on repairs to the exterior of each building, as needed.

3/27/21 - Update 8
We’ve had a busy weekend. Power washing, roof repairs and SNBC and Scott Burrow were busy repairing pipes around MR.
You'll notice Kevin Johnson of Double J and his team are on the move. Be aware of ongoing construction and dumpster bins.
Grit, grace and patience are what’s needed as we rebuild.
Overall we had 11 of 20 buildings impacted by snovid, a total of 30 homes impacted and 6 completely gutted. Needless to say it will be busy for a few weeks around MR.

3/24/21 - Update 7
On Monday & Tuesday, we walked the property and visited almost 30 homes. Thank you to all those residents who graciously allowed us in to evaluate the damage. Our insurance company, the consultant, the adjuster, Double J Contractors and AMGI are now compiling numbers and will submit those numbers to claims for a final decision. It can take some time.
We will keep you updated as we learn more.

3/22/21 - Update 6
Today's time with the adjuster, consulting team and contractor was spent visiting 15 condos, with some taking longer than expected. If the weather holds out, we expect tomorrow to be the same. In all, 30 condos were impacted, some had minor damage while others were more significant.

3/16/21 - Update 5
We found out today that our insurance coverage will cover all damages to structure as a result of a pipe burst or damage from water because a pipe burst in an adjoining condo.
The amount covered is all subject to the adjusters evaluation.
It will NOT cover contents. Your personal insurance should cover your contents.
We were told it does cover: pipes, sheetrock, insulation, flooring, trim, basically structure that was damaged the week of Feb 14, “snovid.”
IMPORTANT: Next Monday at 9 am, our insurance company will be back in the community to look at all the individual damage, to each home.
If you had damage as a result of the storm they need:
1) Access to you home
2) Copy of any receipts
3) Any pictures you have taken
The more info the better!
This is AWESOME news for MeadowRidge.
3/12/21 - Update 4
Next Tuesday, March 16, we are meeting with the HOA’s insurance adjuster to assess their responsibility for any damages that occurred in each home during “snovid.” We are hopeful that they will assume some responsibility, although we can’t assume they will until they see it. So far the adjuster has not expressed a desire to enter specific homes but if he does, we will reach out and make that request of you directly. Stay tuned and we will keep you posted.

3/09/21 - Update 3
The HOA Board is working closely with Omar Trevizo of Vanguard Insurance. Our previous agent is no longer with Vanguard.
We hope to have an adjuster on property in the next few days to evaluate things and determine if our insurance coverage will help mitigate losses and offset some of the damage sustained to individual homes during the week of Feb 14, “snovid.”
